HR-2 · High-Density Residential District

HR-2 zoning in Sussex County, Delaware

HR-2 is a High-Density Residential District that shares Article VII with HR-1. In the sections reviewed the article gives both districts the same standards: 7,500 square feet and 60 feet of width for a single-family lot, 3,630 square feet per multifamily unit, and a 52 foot height cap.

Purpose

HR-1 and HR-2 share one purpose section: allow a variety of housing types and densities where public sewer and water serve the area. § 115-44

Permitted uses

The use list is written for both districts together: MR uses, multifamily dwellings, townhouses, rooming and boarding houses, hotels and motels, and Sussex County Rental Program developments that meet the listed criteria. § 115-45

Conditional or special uses

Conditional uses are listed once for both districts and include commercial beaches, bus terminals, marinas, private clubs, public buildings, public utilities, recreation facilities and swimming or tennis clubs. § 115-47

Each value links to the Article VII page on eCode360. Where the code shows a front yard as 40 (30), this page reports the code's own notation. The explanatory district table (Table I, § 115-156A) is a PDF attachment that this summary did not read, so ask Planning and Zoning what the 30 figure means for your lot. Lot-size figures assume the standard option unless a row says otherwise.

What this means for a parcel owner

The code does not set HR-2 apart from HR-1 in the sections reviewed, so the same density and height numbers apply. If you think your parcel should be treated differently, ask Planning and Zoning for the history of the zoning on that parcel.
