GR · General Residential District
GR zoning in Sussex County, Delaware
GR is Sussex County's General Residential District. It allows every use permitted in the AR districts plus manufactured homes on individual lots. A lot needs at least 10,000 square feet, 75 feet of width and 100 feet of depth, or 3/4 acre without central sewer, and buildings may reach 42 feet.
Purpose
The district provides for medium-density residential use and includes manufactured homes that do not meet the AR District manufactured-home standards. § 115-36
Permitted uses
Any use permitted in the AR districts is allowed. In addition, detached single-family manufactured homes may be placed on individual lots if they meet § 115-187, and Sussex County Rental Program developments are allowed where they meet the location, central sewer and water, density, setback and height criteria. § 115-37
Conditional or special uses
Conditional uses need Article XXIV approval and cover a long list: airports, aquariums, bus terminals, camps, cemeteries, excavation, heliports, hospitals, institutions, manufactured home parks, marinas, multifamily dwellings, nursing facilities, private clubs, public and utility uses, special events and swimming or tennis clubs. The Board of Adjustment can also grant special use exceptions. §§ 115-39, 115-40

Each value links to the Article VI page on eCode360. Where the code shows a front yard as 40 (30), this page reports the code's own notation. The explanatory district table (Table I, § 115-156A) is a PDF attachment that this summary did not read, so ask Planning and Zoning what the 30 figure means for your lot. Lot-size figures assume the standard option unless a row says otherwise.
What this means for a parcel owner
GR is the residential district where a manufactured home on its own lot is allowed. Lot-size and yard rules look like MR, so sewer status again decides whether 10,000 square feet or 3/4 acre applies. Confirm any manufactured-home placement standards in § 115-187 with Planning and Zoning.
